The building is Type V-N (sprinklered) and has an occupancy classification of B/S3.  The garage is designed to park 53 vehicles and surface parking provides another 24 for a total of 77 vehicles.

Significant elements of the civil scope of construction included a two-tier 7,000 SF concrete retaining wall, two underground concrete storm water detention tanks, one of 7,920 CF and one of 20,880 CF, a major relocation of Puget Sound Energy’s underground primary, relocation of Verizon’s main cabling, several rockery walls and three driveway improvements onto NE 180th Street.

The garage level of the building consists of concrete foundations, walls, piers and columns.  This supports two stories of structural steel frame, with joist girders and bar joists supporting metal decks at floors one, two, and the roof.  It has a custom mansard roof element encircling a standard built up roof and hiding the single major air handling unit (60 ton). 

The exterior finish consists of metal stud framing supporting commercial aluminum window wall and textured surfaces of EIFS.  Custom trellises and roof bracket/beam features enhance the appearance.  It also has a custom entrance canopy feature for the main entry.
